An OSA who knows how to problem solve and doesn't just take "no" for an answer is going to do amazing things in this business.

Truly dedicated OSA's do not instigate drama with the co-op agent, they are loyal to their referral partners and would never leave them hanging after the did the work. They recognize how to leverage their relationships and are not afraid to ask for the sale. 

OSA's can spend hours in the car driving agents to see houses.  If they do not have a system for getting the client off the fence and across the finish line then they can burn themselved out with showing  lot of houses without closing a lot of deals

Team Showing Assistant to help you get buyers to the houses before  the house is gone (never tell a client you cannot get them in the house again). (Normally $25/house  - ....... but for  The Shopper Team Agents only  = $15/house if using the In House Showing Assistant)

Marketing Assistance:  fliers, business cards, postcards, mailers, signs all designed for you by our In-House Marketing Assistant (no cost for The Shopper Team Agents)

Inside Sales Agent :  Leads and Appointments set for you

Transaction Assistance:  Save lots of Time with writing offers - The Assistant will draft your documents for you and have them ready for you to proofread, revise and send to your clients for signatures.

Transaction Coorinator:  From Contract to Closing - get your money with no hassle and let our Assistant manage uploading you docs to the file compliance system and even help track down missing documents

Listing  Assistance:  Our Team Assistant will help you prep the lisitng packet, input the listing for you in the MLS and prepare your initial video to share on your Facebook page.

OVERALL RESPONSIBILITY:
To over-service homebuyers and sellers and WOW them with our System

DUTIES:
General

  • To respond to clients questions/concerns as soon as possible. URGENCY is key.  Perception of Urgency is important. 
  • To attend listing and buyer appointments as they are scheduled on your appointment calendar (prefer Team Agents use Calendly)
  • To add notes to CRM for each listing and buyer appointment attended, within 24 hours of appointment taking place.
  • If buyer/seller appointment does not result in a signed contract, and follow up is going to be needed for a time period shorter than 2 weeks, you will continue to perform follow up until a signed contract is secured.
  • If buyer/seller appointment does not result in a signed contract, and follow up is going to be needed for a time period longer than 2 weeks, you will reassign Inside Sales Agent to file to assist you in performing follow up until contract is secured.
  • All original paperwork (listing contracts, buyer contracts, price reductions, waivers, etc.) will be collected and handed in to Admin in a timely manner.
  • To convert “hot leads” generated throughout our marketing efforts (and passed to you) for a face-to-face Presentation with the prospect by following up immediately.
  • You will assign Inside Sales Agent to assist you in following up those leads requiring follow for a time period longer than 2 weeks The Team’s After Hours smart phone (all incoming calls outside of our regular business hours are forwarded to this phone) is assigned to those agents who demonstrate a willingness to return all calls immediately and who provide the ISA or Marketing Admin with notes for each call.
  • To attend meetings as requested (i.e. Monday Morning Team Meeting and Tuesday Office Meeting 2nd Tuesday of the Month)
  • To enter all leads you wish to work on personally into the contact management system and document each and every conversation with full notes on the contact card (remembering to schedule a call-back or follow up time in TASKS)
  • Send any dead leads to the Office Manager for deleting, along with explanation for such action
  • Perform Agent Open Houses as requested
  • Participate actively and competitively in goal-setting programs or contests pertaining to: Sales, Offers, CMA’s, Buyer Contracts, Listings, etc.

Sellers

  • To follow the Ultimate Listing Presentation when making a presentation to a seller and sign sellers to a listing agreement
  • All paperwork associated with property listing and sale will be drawn up, the necessary signatures obtained and handed in to Transaction Assistant  in a timely manner

Buyers

  • To follow the VIP Buyer Presentation when making a presentation to a buyer and sign buyers to contract
  • Show homes
  • Prepare and present offers
  • Based on geographical area, convert buyer inquiries into listing appointments
  • Place all qualified buyer prospects who plan to purchase within twelve (12) months, and who have been entered into the database management system, on VIP Buyer Profile (Tag Lead) and Place in Status: WATCH.
  • These leads are to be followed up at a minimum of every thirty (30) days Once thirty (30) days have passed with no follow up call, the VIP Buyer Profile program will be suspended until follow up has commenced.

COMPENSATION:

REGULAR SPLIT: 

REDUCED SPLIT for Referrals/Past Clients: 

_55___% after a payment of __0___% to the broker and 

__10___% (if applicable) to the Inside Sales Agent

__75_____% referral paid to our office up to a maximum of _6__ per year

LEADS/CLIENTS:  ALL LEADS/PROSPECTS/CLIENTS ARE THE SOLE PROPERTY OF WINGMAN REALTY OR SPARTAN.  ALL SYSTEMS/LEADS/DATABASES ARE STRICTLY CONFIDENTIAL AND ARE NOT TO BE DISCUSSED OR SHARED WITH ANY PERSON, BUSINESS, OR ENTITY OUTSIDE OF OUR TEAM.

PROFESSIONAL REQUIREMENTS:  IT IS UNDERSTOOD THAT YOU ARE REQUIRED TO HOLD A REAL ESTATE LICENSE TO PERFORM THE TASKS AS OUTLINED IN THIS CONTRACT. FURTHER, ALL AGENTS WHO HOLD THEIR LICENSE AT WINGMAN REALTY WILL BE REQUIRED TO BE A MEMBER OF KCRAR OR ANOTHER PRIMARY BOARD.  AGENTS WHO CHOOSE NOT TO HAVE A MEMBERSHIP WITH THE KCRAR BOARD MUST HANG THEIR LICENSE UNDER WINGMAN REALTY REFERRAL ASSOCIATES BROKERAGE 

WHENEVER REPRESENTING WINGMAN REALTY OR THE SHOPPER TEAM, YOU ARE REQUIRED TO CONDUCT YOURSELF IN A BUSINESS-LIKE MANNER, AND TO PROJECT A PROFESSIONAL IMAGE. REFRAIN FROM CREATING CONTROVERSIAL POSTS UNDER ANY PROFILE THAT PROMOTES YOUR BUSINESS OR WINGMAN REALTY

 

I have read and understand the contents of this contract and agree to the stipulations as outlined. It has been explained to me that I will receive training within the next week, and that ongoing training will be provided as needed by the Team Leader, Office Manager or Broker I agree to follow the systems and procedures that are required of me and further agree that if I encounter any difficulties in meeting these requirements or successfully completing these tasks, I will fill out an Exception Report and return it to the Team Leader, Office Manager or Broker/Owner.  I agree to perform the duties outlined in this, Schedule A, with the highest degree of professionalism and integrity, understanding that my actions and behavior reflect on the reputation and business of our office.
